<p>Activity has slowed a bit in the last two weeks in Weston &#8211; two single family homes came on the market and four sold. <span id="more-5214"></span> We expect this in the late summer as many people travel during the last few weeks of August. The decreasing inventory (94) is also evidence of the late summer&#8217;s typically slower activity. With this said, we are looking forward to the Fall market, which traditionally begins just after Labor Day in early September. </p>

<p>If you are buying a home, there are some important considerations before going out and falling in love with a house that is not a realistic fit for you. <span id="more-5164"></span>While there are people out there who do not believe that a person’s primary residence should be looked at as an investment, the reality is that a home is probably one of the most expensive purchases in a person’s lifetime and, as such, is a very important investment. <p>There are two main factors when buying a home, one being <em>financial</em>, the other being <em>physical</em>. Financially it is of the utmost importance to buy a home that you can afford. Before even looking for a home, go through the pre-qualification process of acquiring a mortgage. When figuring your monthly mortgage payment, don&#8217;t forget the property taxes that can be paid each month and put in an escrow account. Also, make sure that you know all the closing costs &#8211; do your research so that you are not caught off guard and forking over extra, unexpected money that you cannot afford.</p>
<p>When it comes to the physical attributes of your house hunting, it is a good idea to look at everything available in your price range in the location that you have chosen. Don&#8217;t be surprised when you are attracted to real estate that is above your price range but remember to be realistic, you need to stay within your budget.</p>
<p>When it comes to real estate it is a great time to be a buyer. </p>

<p>As a certified residential appraiser, now real estate agent at Pinnacle Residential Properties in Wellesley, MA,   <span id="more-5126"></span>I am often asked “What is the difference between an appraisal and a comparative market analysis”, or CMA.  Real estate agents use CMAs to help home sellers determine a realistic asking price for their homes.  An appraisal is performed by a certified licensed or licensed appraiser and is a more detailed report and required for all federally related transactions involving real estate.  The USPAP (Uniform Standards of Professional Appraisal Practice) definition of market value follows:</p>
<p>&#8220;The most probable price (in terms of money) which a property should bring in a competitive and open market under all conditions requisite to a fair sale, the buyer and seller each acting prudently and knowledgeably, and assuming the price is not affected by undue stimulus. Implicit in this definition is the consummation of a sale as of a specified date and the passing of title from seller to buyer under conditions whereby: the buyer and seller are typically motivated; both parties are well informed or well advised, and acting in what they consider their best interests; a reasonable time is allowed for exposure in the open market; payment is made in terms of cash in United States dollars or in terms of financial arrangements comparable thereto; and the price represents the normal consideration for the property sold unaffected by special or creative financing or sales concessions granted by anyone associated with the sale.&#8221;</p>
<p>A price obtained for a property may or may not represent that property’s market value: special considerations may have been present, such as a special relationship between the buyer and seller (not an arm’s length transaction) or a special buyer may have been willing to pay a premium over and above the market value (this type of transaction is more common during a seller’s market).</p>
<p>Pinnacle’s experienced agents  come very close to an appraisal price with their CMA’s, but an appraiser’s valuation is the only report  a bank will consider when deciding whether or not to lend the money.</p>

Choosing a home in a walkable location can add value to a home as well. The ability to walk to a restaurant or a store is a huge draw for many people. Not everyone wants to hop in a car to pick up a gallon of milk or meet a friend for lunch.</p>
