Spring is here! In the last two weeks in the Weston market, 15 additional single family homes came on the market and four sold – one of which was listed above $3.5 million. Year to date, however, most of our sales activity (more than 70%) has been at or below $1.5 million.

Wellesley College Art Museum: Terrific Exhibits This Spring

There will be three wonderful art exhibits in Wellesley MA at the Davis Museum on the campus of Wellesley College. Both “Seeing God in Prints: Indian Lithographs from the Collection of Mark Baron and Elise Boisante” and “Something Like Fireworks” will open at the Davis Museum on February 24 and run through June 6. “Something Like Fireworks” is a sound and lights installation by Stephen Vitiello.

The third exhibit is “Painted Songs and Stories: Contemporary Gond Art from India” running form April 7 through June 6. All three exhibits are unique and will offer viewers a different experience.

Since February 22nd, eighteen single family houses were introduced and seven sold. As of March 1st, there are now 152 single family properties remaining for sale – up from 131 last week. Inventory is now up 18% from this time last year. There are some excellent properties from which to choose, interest rates haven’t risen yet, and buyers have some excellent options.

January’s Massachusetts real estate figures look good.The January data shows homes prices and home sales increasing in Massachusetts, demonstrating the fourth consecutive month of positive news for MA real estate. Additionally, data for Massachusetts real estate displays an increasing stability in the housing market. The Weston market has been active in the last two weeks despite school vacation week. Seven new single family homes came on the market and seven sold – four of which were listed above $2.5 million. The inventory is growing slowly, but we expect it to rise increasingly as we continue into March and April and more listings come on the market.

Home Sales are Up, Inventories are Down in Western Suburbs

A lot of Massachusetts real estate is going under contract the first day on the market

According to a recent article in the Boston Globe real estate inventory is down in Massachusetts and properties $600,000 or less in value are getting swooped up the first day on the market. In Wellesley, Needham and Weston, properties are selling fast up to $1million! Buyers are finding that often Massachusetts real estate has sold the first day on the market and for above asking price. The low interest rates and tax incentives have the Spring buying season in full swing, yet without a lot available for buyers.

It’s been a busy two weeks for the Weston market – seven new single family homes came on the market and eight sold – and of note, all of those sold were priced below $2 million. The inventory has remained virtually the same (an increase of one in the past two weeks) given that we’ve had a number of solds.
